Trusting the Loan Process

Today I want to introduce you to a great partner in the industry, a trusted friend and my favorite loan officer.  Kim Hendry and I have worked together for years and I confidently refer all my clients to her, because her number one goal is the same as mine "educating and taking care of people".  Kim will be a guest contributor to the blog on a regular basis.  Here is post from Kim's team . . .

Purchasing a new home is an exciting experience but not something to be taken lightly. At times, the process can become daunting and with large amounts of money on the line, emotions can run high. Having trust in the professionals you’ve hired, such as Jessica Adams and The Cannon Team, is the key to a successful transaction.
Kim Hendry would love the opportunity to earn your trust.
Kim is a veteran to the mortgage industry. However, more importantly, Kim is a mother and a wife who enjoys nothing more than watching her three kids in the hockey rink and spending time with her handsome husband!
Kim has been originating mortgage loans for over 13 years and has worked through the most volatile markets in the industry while assisting hundreds of customers with the financing of their new and existing homes. Her industry knowledge is top notch and she is backed by one of Utah’s leading mortgage companies, Veritas Funding.
Veritas is one of the fastest growing companies in Utah for the past three years (as ranked by Utah Business Magazine), Top 100 Mortgage Companies in America in 2012 (as ranked by Mortgage Executive Magazine) and, Utah’s “Best of State” in Mortgage and Banking in 2013.
In addition to working for one of the most competitive lenders in the State, a team of qualified mortgage professionals with a combined 25 years of industry experience stands behind her to insure expedited turn times, thorough processing procedures,  as well as the friendliest faces in the business!

Let Kim work for you today and move in happy!

Zillow's Almighty "Zestimate"

I often talk to people who know what a house is worth because of the "Zillow Zestimate".  I giggle inside and and explain that Realtor's love/use Zillow to determine a home value as much as Doctor's love/use Web MD to diagnose a patient.

Here is the low down on the accuracy of the Zestimate!  Utah is a non disclosure state.  This means when a home is sold, the sales price IS NOT public knowledge.  Zillow can guess as to what the home sold for, but they do not know for sure.  A home could have sold for less than the price it was listed at and often times will sell for more (thanks to multiple offers, or rolling closing costs on top).

As an active Realtor, I contribute to the Realtor Political Action Committee (RPAC), to help keep Utah a non disclosure state!  We work hard to protect private property owner rights and this includes keep property taxes low and fighting the idea of state transfer taxes on home sales.  Keeping Utah a non disclosure state is an essential part of protecting homeowner rights!

Next time you are curious as to a homes value, based on RECENT sold comparables, just ask!  I would be happy to send you a market analysis, anytime!!

Why Do I Need A Buyers Agent??

Often times home buyers don't know why they need representation.  With available homes readily accessible through online searches, they think they can do it alone.  Here are the top 5 reasons you should have a buyers agent.

5.  IT'S FREE!!!

What better reason to hire some one to go to bat for you??   I am all for paying a talented, service oriented professional what they are worth, but with the seller paying commissions, your representation is paid for!

4.  MARKET KNOWLEDGE

A full time Realtor is in the trenches daily and can help you spot a good deal.  They know neighborhoods, schools, prices etc.  Their wealth of knowledge is priceless!

3.  NEGOTIATING SKILLS

Years in the real estate industry help Realtors hone their negotiating skills.  Things like industry relationships, take years for Realtors to establish, but can mean the difference in your offer being accepted . . . or not.

2.  PAPERWORK

Like it or not, no one knows real estate contracts like the Realtor's who use them on a daily basis!  These forms are meant to protect each party, while holding them accountable.  A Realtor can help you understand your obligation, as the buyer.

LAST AND MOST IMPORTANTLY . . .
1.  THE LISTING AGENT WORKS FOR THE SELLER!!

There is a confusion among buyers that if they go straight to the listing agent, the commission only has to be paid to one agent and they will get a better deal on the home.  There are 2 major flaws in this thinking.  First, he seller has signed listing paperwork that states a certain percentage will be paid to the listing office.  If the listing office/agent agrees to lower the commission, the seller will be the beneficiary, which brings me to the second flaw and the main point - THE LISTING AGENT REPRESENTS THE SELLER!  If anyone is going to benefit from the lowered commission, it will be the seller.

No doubt a great agent is worth their weight in gold!  Find yourself a good one!  I would be honored to help you with all things real estate.  Whether you are buying, selling or simply have a question, it is my great privilege to serve the real estate community!
